Tile & Grout Deep Cleaning

Alkaline pre-spray, agitation of every joint, then a spinner tool running roughly 210°F water at about 1,200 PSI inside a closed vacuum head, so the slurry leaves in our waste tank instead of under your baseboards.

Grout Color-Sealing

For joints stained past what cleaning can fix. A pigmented sealer is worked into the grout line and wiped off the tile face, which resets the color and blocks the next six years of mop water.

Shower Tile & Grout Restoration

Stall walls, pan and threshold. Soap film and hard-water scale come off first, damaged corner caulk is cut out and replaced, then the grout is sealed. Price depends on how hard the buildup has set.

Diamond honing to pull out etch marks and traffic dulling, followed by an impregnating sealer chosen for the stone. Slate and saltillo are handled separately — ask, because the wrong sealer will not lift back off.

Questions we get asked before anyone books.

Why is a floor cleaning company called “FLOORING & TILE DESIGNS”?

Because that is what the work was when the company was registered in 2020. Back then the owner did layout and pattern work with an install crew — picking the tile, setting out diagonals and borders, the “designs” part. Installation in Polk County means permits, working under a licensed contractor and waiting ninety days for a builder to pay. Restoration means the customer watches the floor change under the wand and pays the same afternoon. So the trade changed and the registered name stayed, because refiling a name in Tallahassee costs money and every invoice, tax return and bank record already reads FLOORING & TILE DESIGNS LLC.

So do you install tile, or sell it, or do design work?

No to all three, and we would rather say it plainly than have anyone guess. We do not install or replace tile, we do not tear out subfloor, we do not sell tile or any other product, and we pull no permits — cleaning and sealing an existing floor is maintenance, not construction, and it does not require a contractor license. We are also not an interior design studio and have nothing to do with graphics or websites. The word “designs” in our legal name is a leftover from the layout work described above, nothing more.

Is this company actually registered?

Yes. FLOORING & TILE DESIGNS LLC is an active Florida limited liability company, registered with the Florida Division of Corporations under SunBiz Document # L20000369412, at 3143 Totem Rd, Eagle Lake, FL 33839. That number is public — you can type it into the Division of Corporations search and see the filing, the address and the status for yourself before you let anyone into your house.

Nothing is for sale on this site. Why does the address end in .shop?

Because it was an available domain at the time, and that is the whole story. There is no cart, no checkout and no price you can pay on this page. Every quote happens by phone or during a walkthrough at your property, and the invoice is handed over and paid on site after the work is finished.

How long does a job take, and can you really clean grout back to its original color?

A kitchen and one bath is usually three to four hours; a whole-house tile floor takes most of a day. Honest answer on color: deep cleaning lifts the dirt out of the joint, but grout that has been unsealed for fifteen years is often permanently discolored underneath. That is what color-sealing is for. We tell you which one your floor needs while standing on it, not over the phone.

Who actually shows up?

The owner and one helper, in a marked truck, on the date and window we agreed to, with a text fifteen minutes out. There is no call center, no dispatcher and no subcontractor. The company that answers your call is the company that does the work and sends the invoice.

1998 lakefront house, Winter Haven

Roughly 900 sq ft of 12-inch tile with sanded grout in a 1/8-inch joint, never sealed. Six years of mop water had wicked grey into every seam. Deep clean followed by color-seal in a warm sand tone; two days later the owner called to book her sister's house in Lake Alfred.

Rental turnover, Auburndale

Property manager needed the floors photographable by Thursday for a listing. Tile through the living areas plus two shower stalls with hard-water scale on the pan. Started at 7am, out by 2pm, corner caulk cut and replaced in both stalls.

Church fellowship hall, Bartow

Quarry tile after a spaghetti dinner for two hundred people. Degreaser rated for food-prep areas, two rinse passes to bring the floor back near neutral pH, done overnight so Sunday setup was untouched.

Post-remodel cleanup, Lakeland

New kitchen and bath, contractor gone, grout haze and stucco dust over everything. Flat-rate wash-down under 900 sq ft, neutral rinse, then the homeowner had us come back in a week to seal the new grout before the rugs went down.
